Typical 2026 rates are AED 35–60 per m² for torch-on bitumen membrane (4 mm) with protection screed; AED 45–80 per m² for pU liquid membrane — seamless, UV-stable top coat; AED 25–40 per m² for cementitious coating — small or shaded roofs. The final price depends on the roof area, the condition of the existing system and how much screed repair is needed, and is fixed after a survey — no surprise costs once work starts.

There is no single best system — it depends on the roof. Torch-on bitumen under a protection screed is robust for flat concrete roofs that will be tiled or covered. An exposed PU liquid membrane suits roofs with lots of AC plinths and pipes because it is seamless and UV-stable. We recommend the system after seeing the roof, not before.

Sometimes. If the existing membrane is still well bonded, a compatible PU coating can go over it after cleaning and priming. If it is blistered, delaminated or holding water underneath, it has to come off — coating over a wet, failed layer just traps the leak.

A properly installed system on a prepared slab typically lasts many years; exposed coatings last longer when the top coat is maintained. If water ever comes through our work, we come back, inspect it and put it right.

Yes. We schedule application for the cooler hours and follow each product's temperature limits, so the membrane cures properly. Summer is often the best time — roofs are dry, and the work is done before the winter rains.

Light rain evaporates before it finds a gap; heavy rain ponds and pushes water through failed laps, cracked upstands or a blocked drain. That is why we flood-test the roof — it recreates a heavy storm and proves the repair before the next one.
