Most UAE roofs that leak after rain have been failing quietly for months. Rain is rare here, so cracked membranes, blocked drains and open upstands go unnoticed — until a storm ponds water on the roof and pushes it through every gap at once.
Below are the six causes we find most often on Dubai and Sharjah roofs, how to spot each one, and the fix that actually lasts.
1. Blocked or undersized roof drains
Sand, leaves and debris collect in roof drains through the dry months. When heavy rain arrives, the water has nowhere to go, rises above the membrane's upstands and runs underneath.
The fix: clear the drains, check that the membrane is clamped into each drain collar, and add drains or overflows where a roof simply cannot shed a heavy storm.
2. Ponding from poor falls
A flat roof is never meant to be truly flat — it needs a fall towards the drains. Where the screed was laid badly or has settled, water sits for days and slowly finds its way through.
The fix: correct the falls with new screed in the ponding areas before waterproofing. Coating over a dip just gives the water a waterproof puddle to sit in until the coating fails.
3. Failed upstands at parapets, AC plinths and pipes
The membrane must be turned up and terminated properly wherever the roof meets a wall, an AC base, a tank stand or a pipe. These details are where most roof leaks start.
The fix: reinforce every upstand and penetration with fabric or a pre-formed detail, and terminate the membrane under a coping, flashing or bar so water cannot get behind it.
4. An old, sun-damaged membrane
UAE sun is brutal on roofs. Exposed bitumen and coatings chalk, crack and blister over time; once the membrane loses its bond, water can travel a long way under it before appearing inside.
The fix: if the membrane is still bonded, a compatible UV-stable coating may be enough. If it is blistered or delaminated, it has to come off — see our guide to roof waterproofing costs for what that involves.
5. Cracks in the slab or screed
Thermal movement between hot days and cool nights cracks screed and, in older buildings, the slab itself. Rigid coatings crack with it.
The fix: repair the cracks, use a flexible membrane that can bridge movement, and add expansion joints where large roofs need them.
6. It isn't the roof at all
A ceiling stain after rain is not always the roof. Condensate lines from AC units, a terrace door threshold or a window perimeter can all show up as a "roof leak" on the top floor.
The fix: confirm the source with leak detection — moisture mapping, thermal imaging and a controlled flood test — before anyone quotes for waterproofing.
How to prove the repair works
Ask for a flood test: the waterproofed roof is dammed and flooded for 24–48 hours while the ceiling below is checked. It recreates a heavy storm on demand, so you know the roof works before the next real one.

Find the true source, prepare the surface, detail every upstand and drain, and flood-test the result. Our roof waterproofing service is built around exactly that sequence.
