Roof Waterproofing Cost in Dubai (2026): Systems, Prices & What Drives Them

By Muhammad Fazeel7 min

Roof waterproofing in Dubai typically costs AED 25–80 per square metre in 2026, depending on the system — cementitious coatings at the low end, torch-on bitumen in the middle, and exposed PU liquid membranes at the top. But the price per m² is only half the story: what decides whether your roof stays dry is how much of the job the quote actually includes. For bathrooms, terraces, pools, tanks and every other service, see the full waterproofing cost in Dubai guide.

This guide breaks down the typical prices for each system, the five things that move a quote, and how to compare two quotes fairly.

Typical roof waterproofing prices in Dubai and Sharjah (2026)

These are typical ranges for residential and low-rise roofs. Your exact price is fixed after a survey.

  • Torch-on bitumen membrane (4 mm) + protection screed: AED 35–60 per m². Best for flat concrete roofs that will be screeded or tiled.
  • PU liquid membrane with UV-stable top coat: AED 45–80 per m². Best for exposed roofs, and roofs crowded with AC plinths, pipes and details.
  • Cementitious coating: AED 25–40 per m². Best for small, shaded or sheltered roofs.

What actually drives the price?

1. The condition of the existing roof

The biggest variable is what has to come off before anything goes on. A sound, well-bonded old membrane can sometimes be cleaned, primed and coated. A blistered or delaminated one must be stripped, and any saturated screed underneath has to be removed and replaced.

2. Falls and ponding

If water sits on the roof for days, it will eventually find every weak point. Correcting the falls to the drains with new screed adds cost — but skipping it is why many roofs leak again within a year or two.

3. Details: upstands, plinths, pipes and drains

Most roof leaks start at a detail, not in the middle of the roof. A roof crowded with AC units, water tanks and pipes has many more upstands and penetrations to reinforce, which takes time and material.

4. The system you choose

Bitumen membranes usually need a protection layer on top; PU membranes can be left exposed but need a UV-stable top coat. Each has a different material and labour cost.

5. Access and size

Small roofs carry a minimum charge for mobilisation. Building roofs need safe access, material lifting and sometimes permits — all factored into the price.

How to compare two roof waterproofing quotes

Ask every contractor the same questions:

  • Is the old membrane being removed or coated over? And why?
  • Are falls being corrected where water ponds?
  • How are upstands, AC plinths, pipes and drains detailed?
  • Is there a flood test before handover — and for how long?
  • What happens if it leaks again — will they come back and fix it?

A quote that answers all five clearly is worth more than a cheaper one that answers none. If you are not sure where your roof is leaking in the first place, start with leak detection — it costs far less than waterproofing the wrong area.

When is the best time to waterproof a roof in the UAE?

The dry months. Surfaces are dry, which most membranes need for a good bond, and the work is finished before the winter rains test it. We schedule application in the cooler hours and follow each product's temperature limits.

The bottom line

A cheap roof coating is only cheap if it works. The price that matters is the one where the roof is surveyed, properly prepared, detailed at every upstand and drain, flood-tested and followed up if it ever leaks again — so you only pay for it once.

FAQ

Common questions

As a 2026 guide, a torch-on bitumen membrane with protection screed typically costs AED 35–60 per m², an exposed PU liquid membrane AED 45–80 per m², and a cementitious coating for small or shaded roofs AED 25–40 per m². The final price is fixed after a survey of the roof.

Because quotes cover different amounts of work. A cheap quote may be a coating over the old membrane with no preparation; a proper quote includes removing failed layers, repairing the slab, correcting falls, detailing upstands and drains, and a flood test. Compare the scope, not just the price per m².

It can be, if the old membrane is still well bonded and dry. If it is blistered, delaminated or holding water, coating over it traps the problem and the leak returns. A survey with moisture readings tells you which situation you are in.

A typical villa roof takes three to six working days including preparation, application, curing and a 48-hour flood test. Larger building roofs are phased and take longer.
