The Dubai Landlord Inspection Checklist

At move-out, Dubai landlords inspect your walls, AC, plumbing, electrics, flooring, kitchen, bathrooms and balcony against your move-in condition — then check your Ejari cancellation and DEWA final bill. Anything below handover standard is a deduction.

The complete move-out checklist

Nine areas, in the order a Dubai inspection usually runs. Tick each point off before your handover date.

Walls & Paint

Repainted to the original handover shade, with no holes, scuffs or feature-wall colours left behind.

  • Walls repainted to the original handover colour (usually off-white matt)
  • Nail holes, anchors and cracks filled, sanded and spot-primed
  • Feature and accent walls reset to the handover shade
  • No roller marks, lap lines or patchy touch-ups under daylight
  • Skirting, door frames and ceilings clean-lined, with no paint bleed
  • Scuffs, stains and water marks primed out

AC — Filters & Servicing Receipt

Serviced, cooling properly and draining cleanly — with a service receipt and any chiller-account clearance.

  • Filters washed or replaced on every unit
  • Evaporator and condenser coils cleaned
  • Condensate drain flushed, with no ceiling or wall water staining
  • Gas pressure checked and cooling output tested
  • Service report or receipt ready for the landlord
  • Chiller-AC account cleared or transferred (Empower / Emicool towers)

Plumbing

No leaks, clean seals, and every tap, mixer and flush working under pressure.

  • No leaks under sinks, vanities or behind WCs
  • Silicone around sinks, baths and showers fresh and mould-free
  • Taps, mixers and shower heads working, with no drips
  • WC flushes and cisterns working, with no running water
  • Angle valves and supply hoses sound
  • Drains and traps clear and draining freely

Electrical

Every point working, original fittings back in place, and holes from your fixtures patched.

  • All sockets, switches and dimmers working and secure
  • Original light fittings reinstated and every bulb working
  • Holes from TV mounts, shelves and fixtures filled and made-good
  • DB board tested, breakers labelled, no tripping
  • Your own fittings removed and returned to original
  • No exposed or loose wiring

Flooring

Tiles, grout, vinyl and wood returned to handover condition — no chips, gaps or blackened grout.

  • Chipped, cracked or hollow tiles replaced with matching stock
  • Grout raked and refilled to an even colour
  • Lifted vinyl, laminate or LVT re-bonded, with no trip edges
  • Wood-floor scratches filled and blended
  • Skirting and transition strips refixed
  • Marble polished and sealed where fitted

Kitchen

Degreased inside and out — landlords open every cupboard and appliance.

  • Oven, hob and extractor degreased inside and out
  • Cabinets and drawers cleaned inside and out
  • Counters, splashbacks and sink descaled
  • Fridge and fitted appliances cleaned (if staying)
  • No grease film on handles, tiles or the ceiling above the hob
  • Bin area and under-sink cleaned and dry

Bathrooms

Descaled, mould-free and streak-free, so the wet areas read as unused.

  • Limescale and soap scum removed from tiles, glass and fittings
  • Mould treated on grout, silicone and ceilings
  • Mirrors, glass screens and chrome polished streak-free
  • Toilets, sinks and drains deep-cleaned
  • Extractor vents dust-free
  • Silicone seals fresh, not blackened

Balcony

Cleaned, drained and undamaged — an easy point to lose if it's ignored.

  • Floor washed, with no stains or paint splashes
  • Balcony drain clear and free-flowing
  • Railings and glass balustrade cleaned
  • Walls and ceiling free of scuffs and cobwebs
  • No damage to tiling or waterproofing
  • AC condenser area (if present) tidy

Documents & Handover Admin

The paperwork that actually releases your deposit — cleared before the final inspection.

  • Ejari tenancy contract cancelled
  • DEWA final bill settled and account closed
  • Chiller-AC or district-cooling account cleared
  • Move-out permit and community / building NOC obtained
  • Access cards, parking permits and keys returned
  • Handover or snagging form signed with the landlord or agent

Move-out inspection FAQs

Straight answers on what Dubai landlords check and how to keep your deposit.

They check the walls and paintwork, AC servicing and drainage, plumbing and seals, electrical points and fittings, flooring and grout, the kitchen and bathrooms, and the balcony — all against your move-in condition. A cleared DEWA final bill and cancelled Ejari are usually required before the deposit is released.

Return the property to the condition you received it in, point by point, and clear the admin — cancel your Ejari and settle the DEWA final bill. Landlords deduct only for what falls below handover standard, so if every checklist item is met, there is nothing to deduct.

If the walls are scuffed, marked, or painted in a feature colour, most landlords expect a repaint to the original handover shade. Otherwise they deduct the repaint cost from your deposit — usually at a higher rate than a fixed quote would cost you.

Many Dubai landlords and building managers ask for proof the AC was serviced, and chiller-cooled towers expect the cooling account cleared. A service report showing clean filters, coils and drainage protects you against an AC-related deduction.

Typically your Ejari cancellation, a settled DEWA final bill, any chiller-AC account clearance, a move-out permit and community NOC, and a signed handover or snagging form. These release the property and, with it, your security deposit.

Start one to two weeks before your handover date. That leaves time to repaint, service the AC, make-good any damage, deep-clean and clear the DEWA and Ejari admin — so nothing is rushed on inspection day.
